Mom owns a building, where my needlework circle holds its meetings and workshops. But she intends to sell it, which would mean the circle may have to move to another place. I had a different idea: I want to pitch to the local municipalities (one for the village, one for the area around it—don't ask) for me to buy (part of) it, and them to invest,
in order to turn it into a community center. A place where people could come play cards, boardgames, or just spend time, but it could also have artist and artisan "studios", and maybe even a small shop for selling local (non-edible) products: paintings, needlework art pieces, sculptures, etc. during tourism season.
I have started gathering cost informations, But... Do I have to come up with a full business plan, with how much we would share the buying and upkeep costs, or can I start with a summary pitch, and say we can discuss the details later? How should I format it? Is there anyone here who could give me a few pointers?
I think it's a good idea to present a ballpark estimate based on your cursory knowledge, like what she plans to sell it for, current maintenance and upkeep, taxes, etc. I don't think you need like 2283/month but saying you think it's approximately 10-15k/yr and what you imagine revenue options are for recouping that sounds wise.
Everyone you present to is going to want to know how viable this plan is for a long term solution. Even if everyone agrees the concept is nice, it does need at least a loose set of numbers to take it from pipe dream to a tangible reality. Just my two cents. Hope it goes through at least, sounds like a great opportunity.
Also worth posing to your mom if any of it would be able to be written off as a donation etc because it could help her with the taxes and you with upfront fees.
Thanks. At this point, I consider two possible options: the municipalities help buying the building and participate to the fees (co-ownership, the building can be used freely or not by the citizens based on whichever rules they decide and we share the income generated);
or they withdraw the taxes, or provide an equivalent (they only support it, and I get all the income from it). I'd try to get some donations from the local credit union too, in either case; there are probably some government assistance available too.
