Well, you know the saying: "if it seems too good to be true, it probably is". Smaller and more expensive may point out to being genuine. If you can still afford it (ends up less costly than where you currently are), then your friends will help you make it happen.

? Whut are the black rectangle things on the floors? AC vents? Mini rugs? I really dunno. Text says it has central air, but no photos of ceilings. Text also says washer/dryer hookup - but goodness knows where they would go. Ultra small kitchen area (I think).
I agree, those are central air vents. and maybe the washer/dryer hookups are outside? It looks like there's a porch/patio thing at the back in addition to the carport.
I'm not seeing a Publix (supermarket) or WalMart Supercenter very close. Curious about dog walks. Noise from Amtrak station or Orlando airports (zoom out).
I think there's a Mongolian restaurant not too far from there. It's not that near the airport, and all the shopping you'd ever need is on Colonial Drive if you don't find closer. Closest Publix is "Publix Super Market at The Paramount on Lake Eola" or maybe "The Market at Southside" 2873 S Orange Ave - both on the other side of I-4.
