Well, you know the saying: "if it seems too good to be true, it probably is". Smaller and more expensive may point out to being genuine. If you can still afford it (ends up less costly than where you currently are), then your friends will help you make it happen.

They do look like vents, but they are oddly positioned. Although I am used to see them for heating, not AC, so maybe that's it.

I agree, those are central air vents. and maybe the washer/dryer hookups are outside? It looks like there's a porch/patio thing at the back in addition to the carport.

Maybe the washer and dryer go in a closet. I had a setup like that in a previous apartment/condo.

I think there's a Mongolian restaurant not too far from there. It's not that near the airport, and all the shopping you'd ever need is on Colonial Drive if you don't find closer. Closest Publix is "Publix Super Market at The Paramount on Lake Eola" or maybe "The Market at Southside" 2873 S Orange Ave - both on the other side of I-4.
