Market research 101: Who can visit this mall on their way home from work? No big institution/ commercial building nearby and if you check property price of those residential areas 20 years ago you realize those are of a price level that attracts people who like to have a posh
lifestyle but not much my money so these people are not good customers as they are willing to spend a lot more time and money to travel to o work for bigger living space. Not competitive= losing out twenty years later
I was told UK people in general think like that so the economy has been sinking for the past 20 years. No I am not a racist but people's behavior has physical consequences. MHO is that there is a balance -- if you can endure sustainably a smaller living space for the same cost, always choose life chances over a bigger space.
