I’ve been hearing about people having trouble buying homes, maybe they are listing too high/ have not great layout/etc? When I was selling there was another unit in my community that was trying to sell but I didn’t have trouble selling

yeah idk. I didn't ask what the issue was when the owners in my building couldn't sell, but we were also going through a transition for our HOA management company at the time
