a lot of it isn't because of that, it's because yuppies are moving in to the "cool" areas and either driving up the rent or deciding the club district is too noisy and they complain

that's why cbgbs closed. It wasn't a lack of business or the owner wanting to get out of business, the landlord jacked up the rent by 10k per month when they went to renew their lease.
